Real estate investing is a broad subject, but there are different ways in which you can invest in real estate. The two main categories are passive and active investment strategies.
Passive real estate investing, also known as “buy and hold,” is a strategy that involves buying properties, fixing them up and then renting them out for income.
Passive investors don’t have time or desire to manage their properties. They hire a property manager to do the legwork for them, but they still get all the benefits of being a landlord.
Active real estate investing involves buying fixer-upper properties at a low price, renovating them and selling them for a profit. It’s called active because it requires constant maintenance and management – which can be time-consuming and stressful.
Active real estate investors are responsible for any of the following: sourcing properties for acquisition, getting financing, overseeing construction and contractor teams, and managing tenants. They can be a single investor or part of a large team.
Investors have two options when it comes to real estate investing: passive or active. Passive investors focus on finding properties that generate enough income to cover the costs of operating and maintaining them, with no effort required after that point.
In contrast, active investors, are involved in every aspect of their properties' operations—from finding tenants and managing repairs to collecting rent checks every month.
Moreover, passive investing is easier to manage and can be less expensive than active property management, because there's no need for an office staff, it requires less time and effort than active investment.
Active investment, on the other hand, also carries more risk because you're responsible for all aspects of your property; if something goes wrong with your tenant or you have trouble collecting rent checks from them, you'll have trouble making up these losses without putting in extra hours yourself.
Passive real estate investors make money by owning properties that they don't manage. They might not even live in the area where the property is located and they don't have time or interest in managing a property themselves.
Passive investors almost purchase single-family homes and then rent them out. This allows them to collect rental income while leaving maintenance issues up to tenants.
There are a number of different passive real estate investor types. In the following lines, we will discuss the most common ones.
Syndicators are similar to wholesalers in that they work with other investors rather than doing any work themselves — but they usually deal with larger scale projects that require multiple buyers' funds to come together as one big deal (typically $20 million or more).
These are individuals who own residential or commercial properties and maintain them as investments rather than as their primary residences or places of business; they may rent out units in these buildings but do not actively manage them.
These are groups of people who pool their money together and invest in real estate as a group; each partner has some say over how the building is managed but no one person has control over all aspects of this process; these partnerships can take.
Although real estate investing offers plenty of opportunities for income, there are some investors who prefer to take an active role in their investments.
Some active real estate investors manage their own property portfolios, while others hire property managers and other professionals to help them. Here are some of the most common types of active real estate investors:
Wholesalers. Wholesalers buy properties at auction or from a bank, fix them up and sell them on the MLS. They’re able to do this because they don’t pay full price for their home.
The investors buy properties, fix them up and sell them within six months to one year, aiming to gain profits.
This type is an excellent way to make money, but it's also very risky because you have to pay a lot of expenses upfront, such as closing costs, repairs, marketing and more.
Buy-and-hold investors – These investors purchase residential properties that they plan to own for several years or more before selling them at a profit. This strategy can produce good returns if you find the right property in the right location with solid appreciation potential.
Landlords rent out residential buildings as a rental property in exchange for monthly payments from tenants, while commercial Investors purchase buildings with the intention of renting them to other businesses.
Millionaires are business owners who have built a business with no intention of ever selling it. They plan to keep running their business until retirement, so they can enjoy life.
After knowing the difference between active and passive real estate investing, you can now decide which type of real estate investment strategy works best for you and your goals.
If you have more time on your hands and enjoy the additional hands-on experience of managing properties yourself, then active real estate investing may be right for you.
On the other hand, if you don’t have much time or want an easier way out when it comes to managing your portfolio—or if finding and purchasing new properties isn’t in line with your business model—then passive investing might be a better option.
