A glance at the most important British BIM codes

Although many conferences and symposia have addressed the importance of the Building Information Modeling (BIM) system and its tools, such as Revit, there are still common questions, such as what is the difference between a software user, like Revit or ArchiCAD and a BIM specialist? And what led to failure of the BIM in some companies?

Although many conferences and symposia have addressed the importance of the Building Information Modeling (BIM) system and its tools, such as Revit, there are still common questions, such as what is the difference between a software user, like Revit or ArchiCAD and a BIM specialist? And what led to failure of the BIM in some companies?

The answer of these questions is the (code). The BIM Specialist must be not only a software user but also he must be aware of the BIM concept and familiar with it. The most important reason for the failure of the BIM system in some companies may be the lack of a clear way, which is provided by the (code).

The BIM simply makes a copy of the building on the computer with all the information we need. However, what is the point of codes and standards?

The codes unify and regulate the work, so that everyone does not have his own method of naming the files, so it need effort to know the file contents, which necessitates opening files to know their contents, wasting one-fifth of the project time, with a high probability of duplicate the files ore the presence of unimportant files.

In August 2004, the American National Institute of Standards and Technology (NIST) published a report that states, "Conservative estimates indicate that there are $15 billion annually lost in construction industry in the United States due to the lack of clear standards."

Therefore, the code regulates the work, defining who will start, who will continue, how to exchange information and who is authorized to open and modify file. We must here differentiate between the "Standard" that contains the agreed principles and foundation in a particular area without executive details, and the "Protocol" that is a specific type of the "Standard" or more detailed in term of a step-by-step explanation of accomplishing of an executive work that may refer to applications or software.

For the framework, it has a different goal, as it represents structural structure of a group of techniques and methods that are interconnected in a certain way to solve a comprehensive problem or issue, not a specific executive work.

Are there many codes of the BIM?

There are about seventy codes, including Norwegian, British, American, Singaporean and Indian, not including any Arabian code until now. Even the United Arab Emirates, which was the first to apply it in the Emirate of Dubai, does not have a code till now, which is we seek to achieve with the initiative launched by BIMArabia magazine and working on establish of an Arabic code for the Building Information Modeling. The following are the most important British codes.

PAS 91:2013

"A publicly available specification", specifies the content and format of the questionnaires at the tender stage.

BS 1192:2007

"A protocol of cooperation among engineers, designers and contractors," sits standards for the method of management of CAD and BIM using the simultaneous operations. It is mandatory for naming files, objects and classes, it was designed for CAD.

PAS 1192-2:2013

"Specifications of information management" at the phase of projects construction delivery using the Building Information Modeling" identifies the requirements for achieving level 2 of the BIM, includes several graphical and illustrative information to explain the Project Information Model and it is mandatory for adoption of the form in particular.

PAS 1192-3:2014

"Specifications for information management in the operational phases of assets using the Building Information Modeling," identifies the information management requirements to achieve the level 2 of the Building Information Modeling (BIM) regarding operation and maintenance of saving (buildings and infrastructure).

BS 1192-4:2014

This is not PAS, but rather the British standards of COBie. This standard identifies a methodology for transfer of the regulated information among the parties relating to facilities, including buildings and infrastructure. It also identifies expectations for design and construction in project phases prior to project handing over and the post-use phase. It is not mandatory, but indicative.

PAS 1192-5:2015

This code identifies the necessary requirements for security management of projects that take advantage of digital technologies and its control systems to build management systems, digital systems, build environments and manage smart assets.

BS 7000-4:2013

The "design management systems" are the guide to design management in contracting. This part of BS 7000 gives instructions related to managing of building design process at all levels, for all organizations and for all types of construction projects.

BS 8536-1:2015

This British standard discusses the project issues related assets/ facilities handing over, according to specific operational requirements, include maintenance and expected performance results.

BS 8541-1TO 4:2012

It provides recommendations for identifying and formatting the items library to support project, tenders, construction and managing the built assets.

BIP 2207

This manual is a guide of "BS 1192: 2007" for cooperation among designer, implementer and the British standard, which is a reference for practice, provides a better method for applying development, organizing and management of production information of building and construction industry. It also details the necessary processes and procedures for production information type improvement. It will help designers in implement information before transfer it to the construction team to enable project construction.

CIC BIM Protocol

The BIM protocol is a supplementary legal agreement incorporated into professional service specification and construction contracts by a simple modification. This protocol identifies additional rights obligations of employer and contractor, depending on direct contractual relationship between employer and supplier, which does not create additional rights or obligations among different suppliers. We recommend it in contracts.

CIC Best Practice

It is the best manual issued by Griffiths & Armour named CIS in support of the BIM work task group to provide the best practices to support the building and construction industry to shift it to the second level of the Building Information Modeling, by summarizing the main risk areas that insurance companies have professionally coded as PI, paired with the level 2 of the BIM, and what can be done about these risks as prudent wisdom.

CPIx Protocol

The Beta versions of the CPIx BIM strategy templates are available on this website for download to use. These have been developed in consultation with the government of BIM Task Group in accordance with PAS 1192-2.

EIR Core Contents and Guidance

This document has designed as a sample of the Employer's Information Requirements (EIR) to be included in the tender documents.

All of these codes are almost serve the second stage of the BIM. There are three levels of applying the Building Information Modeling:
